Please click the link above to begin the application process. There is a non- refundable $25 preliminary application fee to be considered, the application MUST be fully completed to be considered. If the home you wish to apply for is not on the site to apply, please email us. Likely it has rented. Incomplete applications will not be considered so please be sure to fill it out entirely. Please fill this out online and then submit with the Authorization for Release of Information form. If for any reason you have trouble submitting needed documents (Photo ID-not a military ID, for all over 18 and 1 month of the most recent paystubs, or 3 months bank statements if self employed, for all applicants) please email to ApplyPMbyKelly@gmail.com
Applications take roughly 48 business hours to be reviewed, once all information has been received, holidays excluded. All leases are 12 months unless other wise agreed upon. Leases under 12 months may be considered for a 30% increase in rent.
MUST BE 21 TO SIGN A LEASE.
Once your application has been reviewed, we will reach out via email to set up a time to look at the home. a showing will NOT be scheduled unless the preliminary application has been completed. Showings are scheduled during business hours (9-5 Monday-Friday.) We do not schedule weekend showings. If you are out of state we offer live virtual showings for your convenience! When you’ve decided to move forward, a credit or background check must be done at your expense ($50 per person – non refundable). Applications received after 2pm will begin processing next day. Credit and background is not done until you have confirmed to move forward and paid the fees.
Once the credit and background checks are completed and passed a deposit must be made. Once the deposit is made the lease will then be sent by end of next business day. You will then have 24 hours to sign.
A check list will then be sent and will need to be completed to get keys to the home. New move walkthroughs will not be scheduled until the check list is completed and sent it.
If applications are denied you will be emailed a denial. We do not go back on this decision.

After an application is approved, we will schedule a showing with you. If at showing you’d like to move forward we will require a credit and background check. Credit/background check fee is $50/per person (Non-refundable). Once that has been approved, the security deposit must be paid to hold the home. The home will be marketed until the deposit is paid and lease is signed. To have lease drawn up the following is required:
- Passed credit and background check
- Security deposit must be paid, can do this online using the same platform you applied.
- Pet screening has been completed (see below.) If you have a service animal it may take longer for this process. We recommend starting right away as it must be done prior to move in. https://pmbykelly.petscreening.com
- Lease is to be signed within 24 hours of Security Deposit.
